PERMISSION
Permitted development rules states that if building is within 2m of any boundary, it can not be higher than 2.5m in height. In these cases we build it to comply with these requirements. If building is within one meter from boundary and more than 15 square meters (less than 30 square meters) internal space it needs to be built from non-combustible materials. There are occasions where planning permission will be needed.

Foundation and structure
We concrete base supports In to the holes dug in to the soil where needed. To witch we fix timber structure to ensure stability and longevity of most important part of the build. The rest of the structure is formed using construction grade treated timber.

Floor
Most popular choice would be laminate flooring for its simplicity but we love engineered herringbone as much. Skirting boards installed to finish it off.
Walls internally
Plaster boarded and plastered with Multifinish ensuring hardwearing surface. Colour scheme to your choice.
Roof
We use premium grade Firestone EPDM roof membrane as roof covering for its durability and life span compared to other products.
Heating/cooling
At colder months of the year heating is a necessity. With our very energy efficient rooms you can choose underfloor heating, electric wall radiator or AC unit which will keep your room warm and cool during hot spells!
Lighting
Straight forward option is spotlights in ceilings. We also can provide flush led profiles to create ambient lighting within your room.
Electrics
Consumer unit installed with separate RCD’s for separate areas. Electrics supplied from main house using armoured cable (SWA) with thickness depending on requirements.
Customise with extras
Terrace: Decking area can be added to compliment the look of garden room and bring usable space outdoors to flow throughout.
Internet: As for many working from home became a new usual we can install hardwired Cat 6 internet connection from your main router to your garden room.
Electrics: External lighting, IP rated outdoors sockets.
Additional structures: Wind breakers, sun shades, privacy screens, gazebos, hot tub areas etc. can be incorporated in to the design.
